The Land owner Previously Developed the Adjacent site for 72 houses, and instructed DMS Architecture to prepare a site layout for the remainder of the site for Pre-Application discussions with the local planning authority. The site is subject to a number of constraints, including:
- Public footpaths crossing and adjacent to the site
- Drainage beck
- Existing attenuation pond for adjacent housing
- Un-capped mine shafts
- Overhead electrical cables
- Drainage gullies
- Existing residential properties in close proximity
- Proximity of railway lines
