DMS Architecture successfully gained planning permission to demolish the existing workshop and construct a new dwelling on this architecturally sensitive site set within woodland, bounded by public footpaths and the Rochdale Canal. The Local Authority Planning department were particularly keen to limit the massing of the proposed dwelling to that of the existing depot. Following the planning approval, the approach of design development has brought about a new material amendment application which is currently in for consideration with the LPA.

The existing building was a single storey unit, we have managed to fit three floors in essentially within the same mass, resulting in a proposal of significant architectural merit. The site may pose challenges during the construction process due to the boundary constraints and geology; we partnered with Matrix Consulting Engineers to consider the structural options for the basement design. We are appointed to provide the full scope of architectural services which include concept design, detailed design, planning (with support from Cunnane Town Planning LLP), construction detailing, building regulations, tender procurement, site inspections and certification. We are looking forward to delivering this project which could be worthy of a “Grand Design” award.
